Data centers existing or under construction in Northern Virginia as of August 16, 2024.
GIS and tabular data on data center locations was obtained from each local jurisdiction in Northern Virginia that currently have data center development. This data was cross-checked with aerial imagery, Baxtel's data center map and individual data center information, Data Center Map's data, building permits, and real estate property assessment records. Data centers planned but not under construction, as well as proposed data centers, were excluded. Data centers were added if they were determined from the cross-check to be under construction or completed since the time the local jurisdictions published their data. Data centers were also added if they were simply missing or misclassified as some other structure type in the local jurisdiction data.
Data Processing of Local Jurisdiction Data
Loudoun County: The Land Use Existing Structures GIS as of July 1, 2023 was downloaded and cross-checked. This database represents existing and permitted structures. Extracted records with a structure use of data center. Building permits issued for new commercial construction from January 1, 2023 to August 16, 2024 were obtained from the Loudoun County LandMARC system and reviewed and researched to identify data centers. The Loudoun County Department of Planning and Zoning's Existing Data Centers GIS as of July 2024, which includes existing data center and those issued building permits as of July 31, 2024, was downloaded and cross-checked.
Fairfax County: The Fairfax County Data Centers Report, January 9, 2024. The data centers table from the report was imported into the GIS and the addresses were geocoded. The planned data centers were cross checked to determine if they were under construction or completed since the time Fairfax County published their report. Building permits issued or finaled (closed) for new commercial construction from January 1, 2024 to August 16, 2024 were obtained from the Fairfax County Planning and Land Use System (PLUS) and reviewed and researched to identify data centers
Prince William County: The Land Use GIS layer was downloaded on July 10, 2024. The layer is by parcel and it's metadata specified that the data was last updated on August 10, 2022. Extracted records that had a type equal to data centers. The data center parcels were found to represent not only existing land use but also the planned land use if the land was vacant. Cross-checked and kept only those that were determined to be under construction or completed. The premise address points layer was then overlaid to select all address points within the data center land use polygons. The selected premise address points were cross-checked and only those that were determined to be data center structure points were retained. Building permits issued or finaled for new commercial construction from August 1, 2022 to August 16, 2024 were obtained from the Prince William County Development Serves ePortal and reviewed and researched to identify data centers.
